Our Support Staff performs extensive due-diligence in turning over every stone of the Property to ensure that we mitigate all potential investment risks up-front. Before entering into a Purchase Contract, the prospective acquisition must meet the following criteria:
- Property must be in a stable market with current job growth and a diverse employment base
- Must have significant upside/value-add potential
- Must be within a metro that has 100k+ population
The Property’s cash flow after operating expenses and debt Service (series of payments of interest and principal required over a period of time) is sufficient to give all Equity Investors at least a 10% annual cash-on-cash Return from the first day of Ownership, with a conservative internal Rate of Return (IRR) of at least 20%.
